Second Wind
However, the war failed to cross out everything, and the Ukrainians continued to return life even to the forgotten corners of their cities. For example, an old factory in Ivano-Frankivsk, thanks to enthusiasts, has turned into a center for business and the community.
This is an experience that can already be used today as a guide for restoring any old industrial building in Ukraine.
The total cost of the revitalization of the Prompribor plant in Ivano-Frankivsk is 35 million US dollars, 10 million of which are attracted investments.
“At first, this amount seemed to me and Mrs. Yaroslava (Yaroslava Johnson, President of the Western NIS Enterprise Fund – Channel 24) sky-high! Now we both repent,” admits Irina Ozimok, founder of the International Summit of Mayors and head of the Western NIS Enterprise Fund local economic development program.
Bricks of success
As Yury Filyuk, executive director of Prompribor. Renovation, notes, it all started with small steps. At first there was a vision, they saw a perspective in these abandoned plants and factories, which are many in any Ukrainian city. This is a problem, but you can see the point of development in this.
Next, Yuri and his partners found a model of joint investment and intuitively came to impact investment. It was timid, but in the end we managed to attract 1000 investors from 28 countries, most of all, of course, from Ukraine.
In order to implement an ambitious project, people need show on a smaller scale how it will work. says the entrepreneur.
They rented 1,000 square meters from the factory and filled it with various functions, such as a dance school, a robotics club, a leather shop, a photo studio. Moreover, it even housed a financial management company.

Four pillars of the modern city
“Prompribor” is being built at the intersection of four areas – the new economy, contemporary art, new education and urbanism. Together, these projects create ecosystems where the main thing is creativity and development.
Another example of entrepreneurship useful for the city, according to Filyuk’s experience, is the Urban Space 100 restaurant. Its peculiarity is that 80% of the restaurant’s profits are spent exclusively on city development. Over the eight years of the institution's operation, more than 123 projects have been funded that have made Ivano-Frankivsk more comfortable for everyone.
During the war, Yuriy and his partners created a fund to help the Armed Forces of Ukraine and raised 1.5 million US dollars to provide for our defenders on the front lines. They also focused on helping businesses relocate to Ivano-Frankivsk – 50 businesses moved to Prompribor.
Repair of the plant, which has been ongoing since 2017, was decided not to stop, despite the war . “We are a signpost for many. Who, if not us, should move, no matter what?” Filyuk noted.
Instructions for the revitalization of an industrial building in Ukraine: what can be done now
-
Analyze the object, history, owners, state of the building, legal side.
-
Research what can be implemented on the basis of this object, analyze the needs of the city's community.
< /li>
-
Develop results, identify areas of concern, define action plan.
-
Create a model, business plan, legal structure.
-
Attract partners: local, all-Ukrainian, international. The triangle “business – community initiatives – city” is ideal.
-
Develop a pilot project. It's a good idea to start with a test to see if the model will work
-
Be prepared to the long game. Revitalization often requires more effort and time than building from scratch.
