Realtor Anisimova warned Russians about the risk of overpaying when buying an apartment

When buying a second home, citizens can make a number of common mistakes. The main ones in her Instagram account were named by a private practicing realtor Olesya Anisimova.
According to the specialist, the first mistake is the misperception of the apartment's value. “If you are poorly guided in real estate prices, then you risk overpaying,” Anisimova said.
The second mistake is bad document checking. The legal history of the apartment may have flaws, the realtor emphasized. “For example, housing can be privatized. In such a situation, there is a risk that someone's interests were not taken into account during the privatization procedure. Usually, in this case, the problem is solved through the courts. The sale and purchase transaction may be challenged, ”the expert warned.
The third possible mistake is a superficial assessment of the condition of the property. Some defects may be hidden or just not noticeable. Fourth – checking housing without taking into account the presence of redevelopment. If it turns out that there are alterations and they are not agreed, then the new owner will be responsible for them. The court will force the return of the apartment to its original form, the specialist said.
The fifth mistake, according to Anisimova, is buying a home in a house with problematic neighbors. “Take a closer look at how clean the elevators and common areas are. If it is bright and beautiful there, then the likelihood of getting pleasant neighbors is high, ”the realtor explained.
She also advised to carefully check the document, which reflects the transfer of ownership, to carefully study the seller's passport, extract from the house book, documents from the Bureau of Technical Inventory (BTI). You also need to request a certificate confirming the absence of rent arrears, a sale permit from the guardianship authorities (if the seller is a minor), a notarized consent of the spouse or other equity holders, if the apartment is in common or shared ownership, and a certificate confirming the seller's sanity.
Earlier, the Russians were named the ideal way to protect themselves from apartment fraudsters – a ban should be imposed on registration actions with their real estate in Rosreestr. After the prohibition is imposed, no one will be able to register an apartment sale and purchase transaction without the owner's written consent to complete it.
